We provide temporary and permanent relocation planning, implementation, training, and oversight services for a myriad of project types that receive federal, state, and local funding. Here are a few common types.
Affordable Housing Rehab/Renovation and Property Redevelopment
We work with for-profit and non-profit housing developers to design, plan, implement, and manage relocation programs that house residents on-site, off-site, or when the work is done with them in-place. We do this when any number of sources and programs and funds are involved through HUD, State Housing Finance Agencies, and Local Government including LIHTC, HUD 221/223, Section 8 HAP Contracts, CDBG, HOME, HUD HTF, and the list goes on. Hire us to write your plan, be your boots on the ground, or be your oversight (after training your team).
Re-developing the site? Doing a tear down and rebuild, or change of use that will cause displacement? We handle that as well by executing permanent relocation.
We are experts working with and under the URA, HUD Handbook 1378, HUD MAP Guide, Section 104(d), and SHFA policies and procedures. Local guidelines also.
Public Housing Repositioning
We work with public housing authorities, including rebranded agencies develop their applications for authorization from HUD to remove their public housing assets from the HUD system. This includes the resident outreach, noticing, community building, people planning, and relocation planning necessary for a RAD, Section 18, or Section 22. Work is also applicable to the Choice Neighborhood programs a repositioning may be a part of. Upon approval, we complete the plan and execute it. This includes permanent relocation when it's time to redevelop or temporary when it's time to renovate.
Mobile Home Park Closures
Many states and localities have statutes and/or strict guidelines when a mobile home park is closed, and the owners of the trailers or tenants are displaced.
We assess relocation issues, develop policies and procedures, and facilitate the relocation process to relocate the trailer to another park or private land or abandon the trailer in favor of other types of housing or a new trailer in a new location.
Have federal funding involved in the closure? We handle the necessary URA overlay to ensure that state and local law, as well as federal law and regulations are satisfied.
